August was the quietest month of the year for sales — but the buyers who did buy went bigger, and that pushed the median price up. Here's what's really going on.

92 homes sold in August, the fewest of any month this year. The median rose to $589,950 — not because homes are worth more, but because the mix shifted: family homes in the $650–800K range were the only part of the market that grew. Measured like-for-like, prices are still about 7% below last year. With 580 homes for sale, the asking price decides everything.
