Do I need a real estate lawyer to buy or sell a house in Ontario?
Yes. In Ontario you can't close without one — a lawyer registers the title transfer, moves the mortgage and closing funds, and certifies the documents. Line one up once you have an accepted offer, or earlier if you want the agreement reviewed before you sign.
What does a real estate lawyer actually do?
On a purchase: searches title, reviews the agreement (and the status certificate on a condo), arranges title insurance, handles the mortgage paperwork, adjusts taxes and utilities, registers the home in your name, and releases the keys. On a sale: pays out your existing mortgage, clears anything registered on title, and delivers the net proceeds to you.
How much does a real estate lawyer cost?
Most residential closings in the Brantford area land roughly in the $1,200–$2,500 range all-in — legal fee plus disbursements and title insurance — with purchases usually costing more than sales. Every file is different, so ask for a written all-in quote up front. Any of the lawyers on this page will give you one.
When should I hire the lawyer?
Most people call once they have an accepted offer, and that works fine — closings are usually 30 to 90 days out. The exception: if you're buying a condo or signing a builder's agreement, get a lawyer's eyes on it during your conditional period, not after the deal is firm.
