A $550K townhouse in Brantford can have roughly seventeen months of supply behind it. A $550K detached has under three. That changes how I'd approach the two listings.

The price alone doesn't tell you much about how to negotiate. I'm looking at things like previous price cuts, how long a home has really been sitting, whether it was cancelled and put back up under a new number, and whether it's vacant. That's the stuff I use when I build your list.

What I'm looking for
  • Price cuts: how many, how much, and how recently?
  • True days on market: how long has it really been sitting compared with similar homes?
  • Relisted properties: was it cancelled or expired and put back up? Did it try a higher price first?
  • Failed offer dates: homes that held offers and didn't sell.
  • Vacant homes and estate sales: worth a closer look, depending on the situation.
  • Crowded segments: homes competing against unusually deep similar inventory.
  • Builder inventory: sometimes there's flexibility on price, upgrades, or closing.
  • Coming soon: if I know about something relevant before it hits the broader market, I'll include that too.

None of these guarantees a better price. They're clues. The room to negotiate depends on the property and the seller, and I'll tell you straight which is which.

  3. A few alternatives around the same price, so you can compare instead of getting fixated on one house.

Straight answers

Is every home on the list a “deal”?

No. I wouldn't call a home a deal just because it's been sitting for a while or had a price cut. Some properties give you more room to negotiate on price, closing, conditions or included items. Others don't. I'll point out what I see and let you decide.

Do I need to be pre-approved first?

No, but it's a good idea, especially if you're hoping to buy soon. Melissa Martin, the Brantford mortgage agent I work with, offers a private half-hour “Can I Buy?” call with a straight answer inside a business day. If you're a first-time buyer, ask about the 30-year insured amortization and the Brantford-Brant $20,000 forgivable down-payment loan. Some buyers qualify, so we check rather than guess.

What if I have a home to sell first?

Tell me in the form. Buying when you have a home to sell takes a little more planning. I'll look at both sides with you so you know what needs to happen first, before you commit to anything.

What does this cost?

There's no charge for me to build the list. If we decide to work together, I'll explain exactly how buyer representation and compensation work before you commit to anything.

Do I have to work with you to get the list?

No. The list is yours either way. If it's useful and you want help acting on it, that's your call to make — not something I'll push.

Are these off-market properties?

Mostly no, and I won't pretend otherwise. Most of the value is in homes already on the market whose listing history says more than the photos do. Once in a while I know about something before it's broadly marketed, and when it's relevant I'll include it.

How quickly will you respond?

I review every request myself. If you're ready to move soon, you'll usually hear from me the same business day.

What areas do you cover?
